Rules and Policies
There are some rules that prospective tenants should be aware of when considering applying to Mole Hill.
Firstly, household income and family size do constrain what you may apply for. Please read our “How to become a tenant” section to ascertain what constraints you may have.
There are other rules and regulations which apply to residents. Some things you should be aware of:
- Mole Hill is comprised of heritage homes. It is important that all tenants understand, care for, and respect the heritage features of the homes. This means caretaking the heritage wood of door and window frames, columns, mantelpieces, etc. by not nailing or drilling into them, or doing anything that might compromise their integrity. Art and shelving may certainly be hung on new drywall, which does cover most of the walls, however.
- Tenants are permitted a maximum of one cat or dog per unit. Exotic species such as spiders, snakes, and ferrets are not allowed. Fish and birds are fine, but insurance must be obtained for fish tanks.
- No barbeques can be used on Mole Hill due to the fire hazard.
- There are bicycle rooms and storage lockers available, but the spaces are limited.
- Gardening is not to be done by tenants in front of the houses, although Comox and Pendrell Street both have boulevards owned by the City which may be gardened. There are also community gardens in the laneway, with some plots gardened by specific people and some areas available to all tenants.
- The West End is not a silent area, and heritage homes do transmit noise. To be happy at Mole Hill, you have to be able to handle some noise from neighbour suites, and to be willing to be respectful in your own suite.
